A starter set with a transformer, a timer and a handful of fixtures sits at the low end. A full yard with several zones, long underground runs and dock or pool-deck lighting is the top. Single fixtures and floods are priced per light.

IS THIS YOU?

Worth doing if…

If two or more of these describe your house, it is worth a free estimate. If none of them do, you probably do not need us yet — and we would rather tell you that now.

01 The walk from the driveway to the door is dark
02 You want the house and palms lit at night, not just a porch light
03 Security floods that come on with motion or at dusk, every night
04 A dock, patio or pool deck you use after sunset
05 Old landscape lights that flicker, corrode or quit after every storm
06 Extension cords and plug-in timers running across the yard
PATH VS. ACCENT VS. SECURITY

Three kinds of outdoor light, three different jobs.

Most yards need a little of each. Here is what each one is for.

PATH & STEP

Walkways and steps

Safe footing after dark

Low, soft light along the walk, drive edge and steps. Spaced so you see the ground, not a runway.

ACCENT

Palms, beds and the house

Curb appeal every night

Uplights on palms and oaks, wall washes on the front of the house. This is the part people notice from the street.

SECURITY

Floods and soffits

Dusk–dawn or on motion

Bright line-voltage floods on the corners, driveway and back yard, on a photocell or motion sensor.

EQUIPMENT

Fixtures and controls we use

Wet-rated fixtures, sealed connectors and timers that keep time through an outage.

WHY TWO JOBS COST DIFFERENT AMOUNTS

5 things set your price.

01
Number of fixtures

The biggest driver. Per-light cost drops as the count goes up.

02
Distance to power

Long runs across the yard or under a driveway take more wire, conduit and digging.

03
Low- or line-voltage

Path and accent lights are usually low-voltage; floods and soffits are line-voltage.

04
Controls

Photocell, timer, motion or smart control, and how many zones.

05
Height

Two-story soffits and tall palms need ladders or a lift.

WHAT IT COSTS

Real numbers.
Not "call for pricing."

Nobody else in this market publishes ranges, which is exactly why we do. You will get an exact number at the estimate — this is so you know whether to bother calling.

Single exterior fixture or flood
$227 – $680
Replace or add a wall light, flood or soffit light. Easy access is the low end; tall soffits and new box locations cost more.
Outdoor outlet or timer
$295 – $575
A weatherproof GFCI outlet for a transformer, or a programmable or outdoor-rated timer so lights run themselves.
Landscape lighting package
$900 – $6,000
Transformer, fixtures, buried wire or conduit and zones on timers or photocells. Size of the yard and number of lights set the price.

We price match a current written quote or receipt from another licensed contractor. Military, first responders and teachers get 5% off when they book — just say so, no coupon to find.

STARTER, FULL YARD OR SECURITY FIRST

Three ways to light the outside. Pros and cons of each.

You can start small and add zones later if we plan the transformer for it.

5-MINUTE CHECKLIST

Before your outdoor lighting estimate.

A walk around the yard at night tells you most of this.

✓
Where it is too dark

Walks, steps, side yards, the dock.

✓
What you want to show off

Palms, oaks, the front of the house.

✓
Existing outdoor outlets

And whether they are GFCI protected.

✓
Sprinkler lines

Roughly where they run, so we dig around them.

✓
HOA rules

Some limit fixture style or brightness.

NO SURPRISES

How it goes

Most people's worry is not the price, it is not knowing what is about to happen in their house. So here it is.

Estimate
We walk the yard with you, mark where light should land and check where power can come from.
Plan
Fixture count, zones and timer settings written down with the price before anything is dug.
Install day
Power and transformer set, wire buried or run in conduit, fixtures placed and aimed.
Dusk check
We come back after dark or stay until dusk to aim lights and set the timer.
After
You get the timer schedule and know which breaker and GFCI feed the lights.

COMMERCIAL & MULTI-UNIT

Commercial and HOA lighting

Parking lots, monument signs, entrance features and common areas for businesses and HOAs, on timers or photocells, with permits handled.

PERMITS & CODE

We handle it. You handle nothing.

Adding a new outdoor circuit or outlet is permitted work in Central Florida; a low-voltage system plugged into an existing GFCI outlet generally is not. We tell you which applies at the estimate and file it when it is needed.

WHY THIS MATTERS TO YOU
Unpermitted work follows the house

It surfaces at resale, in an insurance claim, and in an inspection you did not schedule.

A cheap quote often means no permit

If a bid is dramatically under ours, ask whether the permit is included. Usually that is the difference.

We run ours in house

Filed, scheduled, and met. Customers thank our office by name in reviews for exactly this.

QUESTIONS WE ACTUALLY GET

Straight answers.

Low-voltage or line-voltage landscape lights?

Most path and accent lighting is low-voltage: a transformer plugs into a GFCI outlet and safer 12-volt wire runs to the fixtures. Security floods and soffit lights are usually line-voltage. Many yards use both, and we wire each the right way.

Do the wires have to be buried?

Low-voltage cable is buried shallow along beds. Line-voltage runs go in conduit at the depth code requires. Either way nothing is left lying on the grass.

Can the lights turn on by themselves?

Yes. A photocell turns them on at dusk, a timer turns them off when you choose, and an astronomic or smart timer follows sunset through the year.

Will it survive Florida storms and sprinklers?

Fixtures, connectors and boxes must be rated for wet locations, and every outdoor outlet needs GFCI protection. Most landscape lights that fail early used indoor-grade connectors.

Can you fix the landscape lights we already have?

Often. Dead runs are usually a corroded splice, a failed transformer or a tripped GFCI. We find it at our service rate and tell you whether a repair or a new system makes more sense.

Do you do dock and pool-deck lighting?

Yes. Lighting near water has extra code rules on GFCI protection and distance, and we follow them. Pool and spa circuits themselves are covered on our pool and hot tub page.

What about permanent holiday lights on the roofline?

That is our Govee permanent lighting service, a separate page with its own pricing.

What is the warranty?

One year on parts and labor we supply, plus the manufacturer warranty on fixtures and transformers.
