A portable hookup — inlet box, interlock kit, permit — is the low end and covers a lot of families well. Fixed standby with automatic transfer is the top of the range and depends on size, fuel and distance to the panel.

A single deteriorated circuit is the low end. A pre-1960 house with plaster walls needing all of it replaced is the top. Nobody can quote this honestly without opening a few boxes first.

Short garage run on an existing panel with capacity is the low end. Long runs, exterior conduit, subpanels, or a service upgrade push it up.
WHY TWO HOUSES GET TWO NUMBERS

Six things move the price more than anything else.

Distance

Panel to the work. Every foot of wire and conduit is material and labor. A charger ten feet from the panel and one on the far wall are different jobs.

What is in the walls

Drywall opens and closes cheaply. Plaster, lath, masonry and spray-foam attics do not. Winter Park and Sanford cost more than Lake Nona for this reason alone.

Existing capacity

If your panel has room, you are adding a circuit. If it does not, you may be adding a panel. A free load calculation tells us which before anyone quotes.

Utility involvement

Anything that needs the meter pulled adds coordination with OUC, Duke, FPL, KUA or the City of Winter Park. It moves the schedule more than the price, but it moves both.

What we find

Bootleg grounds, corroded electrodes, aluminum spliced to copper. We price the fix before doing it — you approve it or you do not. No surprise line items.

Quantity

Per-unit cost drops fast. Twelve recessed cans in one visit costs far less per light than one can added later. Batch what you can.

We are not the cheapest number you will hear, and we are usually nowhere near the most expensive. When a bid comes in dramatically below ours, it is almost always one of four things — and all four end up costing more than they saved.

No permit

Unpermitted work follows the house to resale and to your insurance claim.

Not licensed or insured

Ask for the license number and a certificate. If someone gets hurt on your property uninsured, that becomes your problem.

Drywall excluded

A cut wall left open is a change order later, or a drywall contractor you now have to find.

Cheaper materials

Panel brand, breaker type and wire gauge all have a bargain option. None of them are worth it in a Florida attic.

We price match. Any written quote from another licensed, insured contractor with the same scope — bring it and we will meet it.

PAYMENT

Card, check or transfer. No deposit on standard service calls. Larger projects are staged — a deposit at material order, the balance at inspection. Financing is available on big-ticket work; ask when you call.

PRICING QUESTIONS

Straight answers about money.

Is the estimate really free?

Yes, for planned work. We come out, look at it, and give you a number. Diagnostic troubleshooting is $129 because finding the fault is the work — and that gets credited toward the repair if you approve it.

Why not just publish flat prices?

Because a flat price is either padded to cover the worst case or it becomes a change order when your house turns out to be normal. Ranges are the honest version. The estimate is where it becomes a real number.

Can the price change after you start?

Only if we open something up and find a condition nobody could see from outside — a buried splice, a corroded electrode, aluminum spliced to copper. We stop, show you, price it, and you decide. It does not change silently.

Do you charge a trip fee?

Not for estimates in our service area. Emergency dispatch is priced by severity and we tell you the rate before we send anyone.

What if I only need an opinion?

Then that is what you get. A fair number of our visits end with us saying the work is not needed and leaving without an invoice. That is not a loss leader — it is why people call us back for the next thing.

Is financing available?

On larger projects — panel upgrades, generators, whole-home rewires. Ask when you call and we will tell you what terms are current.
