Windermere is where we do landscape lighting at full size: several transformers, separate zones for the drive, house, trees and dock, and controls that tie it all together.
A starter set with a transformer, a timer and a handful of fixtures sits at the low end. A full yard with several zones, long underground runs and dock or pool-deck lighting is the top. Single fixtures and floods are priced per light.
If you could swap the city name out of this page and it would still be accurate, it should not exist. Here is what actually changes here.
The front can come on at dusk and go off at midnight while the back follows the patio. Transformers are placed so no run is long enough to dim the far lights. Big multi-zone yards sit at the top of our $900 to $6,000 package range.
Dock and lift circuits on the Butler Chain need GFCI protection, wet-rated fixtures and bonding done to standard. We light the steps and edges and aim down, so the light lands on the dock and not across the water.
Many homes here have a standby generator and more than one subpanel. We decide which panel feeds the lighting, and whether the security floods should stay on when the generator is running.
The Town of Windermere handles permits inside town limits and Orange County outside. Isleworth and Keene's Pointe have associations, so check what they review before fixtures go on the house. Duke Energy serves most of the area.
Same ranges we publish everywhere, because the work does not cost more just because of the zip code. You get an exact number at the free estimate.
Grant and Josh handle Windermere and Dr. Phillips. You will have a name and a text before anyone is at your door.
"After getting the run around from other electricians I came across In Phase. Wish I found them first."
"Unlike some of their competitors, they don't try to up-sell products that aren't strictly necessary."
"Our old panel dated back to 1984 and was overdue for replacement. We worked directly with Keylin, who was outstanding from start to finish."
"…tried to over charge for work that was not even necessary. In Phaze offered an alternative option at a fraction of the cost."
Most path and accent lighting is low-voltage: a transformer plugs into a GFCI outlet and safer 12-volt wire runs to the fixtures. Security floods and soffit lights are usually line-voltage. Many yards use both, and we wire each the right way.
Low-voltage cable is buried shallow along beds. Line-voltage runs go in conduit at the depth code requires. Either way nothing is left lying on the grass.
Yes. A photocell turns them on at dusk, a timer turns them off when you choose, and an astronomic or smart timer follows sunset through the year.
Fixtures, connectors and boxes must be rated for wet locations, and every outdoor outlet needs GFCI protection. Most landscape lights that fail early used indoor-grade connectors.
Often. Dead runs are usually a corroded splice, a failed transformer or a tripped GFCI. We find it at our service rate and tell you whether a repair or a new system makes more sense.
Yes. Lighting near water has extra code rules on GFCI protection and distance, and we follow them. Pool and spa circuits themselves are covered on our pool and hot tub page.
Free estimate. If you do not need the work, we will tell you — which is why people in Windermere call us back years later.
